Hyde Harrington offer advice upon all types of commercial property to clients throughout the Cumbria region in matters relating to lease renewals
and rent reviews.
Clients include both landlords and tenants, property companies with large portfolios or private individuals with a single property.
Commercial leases are renewed at the end of the original term in accordance with the provisions of the Landlord and Tenant Act 1954.
Advice is provided upon new lease terms, including the level of rent. Negotiations are conducted on behalf of clients and instructions issued to solicitors.
Periodic rent reviews are found in most commercial leases arranged for a term of years.
Advice is given upon the appropriate rent based upon the review provisions within the lease and negotiations are undertaken on the client’s behalf,
if required, to agree an acceptable settlement in line with market rent.
We act on behalf of clients on matters relating to lease expiry including the negotiation of dilapidations settlements. This includes advising upon the
cost of disrepair and providing a valuation of the diminution in value of the landlord’s interest.
